Josh Pulpan is a Los Gatos based real estate agent and a founding partner of The Pulpan Brothers Group at Christie’s International Real Estate Sereno, which he leads alongside his brother, EJ. A Silicon Valley native, Josh represents buyers and sellers of fine homes throughout Los Gatos, Monte Sereno, Saratoga, San Jose, Willow Glen, and the Santa Cruz Mountains.

Many of Josh's clients are balancing demanding careers, complex finances, and high expectations for how their sale or purchase is handled. He brings a disciplined approach with pricing grounded in a close read of the market, thoughtful preparation and presentation, and negotiations managed with a steady hand. For sellers, that means positioning a home to attract the right buyers, both locally and through Christie’s global network. For buyers, it means access, clear guidance, and an advocate who knows these local neighborhoods.

Josh also handles some of real estate’s most demanding transactions, including probate, trust, and court-supervised sales, where precision and careful process are essential. That same rigor shapes every sale he represents, and he works with a trusted network of attorneys, lenders, contractors, and designers to keep each transaction moving smoothly.

Josh’s instinct for negotiation comes from his father, a business owner whose career taught him the value of knowing an asset’s true worth and protecting it at the table. Today, most of Josh’s business comes from past clients and their referrals, which is the measure of success he values most.

Outside of work, Josh enjoys golfing, hiking, and time at Lake Tahoe with family and friends.
