A good real estate agent has great connections in the real estate world. I have a readily available list of home improvement contractors (heating, roofing, structural, electrical, painting, plumbing etc.), one or two good handymen, a cleaning service, legal referrals and lawn service providers. I have personally used their services for my properties and referred them to my past clients.

Strategist
An experience real estate agent can provide a comprehensive strategy to the home sellers to maximize their property exposure for maximum sales price; the home buyers to formulate their strength and contractual terms to stand out amongst other buyers; the real estate investors to maximize cash flow or identify appreciation potentials. 

I am very good at helping clients to understand the geography, the schools, the traffic and the neighborhoods so that home sellers and buyers can leverage these information to achieve their goals.

Negotiator
Rather than taking a "them or us" approach to negotiation (which sometimes is the only approach), I will assess the connection between sellers and buyers as well with the other agents to unlock the true motives of the other parties. Often time, what an experienced real estate negotiator can get for your home's sales price is more than the commission you paid.

Psychologist
Home sellers will rely on real estate agents to guide them through the process of presenting their home to the public. For example, do you know that painting the walls in a different color than the ceiling will make the room appear larger to a buyer subliminally? Or that the seller will not be able to sell for maximum price if the list price is set too far below the market value (this is call "bracketing")?
